Additional Comments (Note: Do not mention your race, marital status, etc... Stick to hunting!): I have owned this land for 15 years and am the only bow hunter. My son comes out to shoot a deer in gun season but has never helped in any way. I need someone that has a truck or similar vehicle to share the 4-5 hour drive and has the ability to spend time cutting grass ( ATV pulling a mower) Deer stand maintenance ( minimal really) cutting trails through the woods so that the ATV can get through to pick up downed deer. I like to go out 3-4 days at a time spring and fall for mowing. I spend a week bow hunting mid October for the rut and of course the Two gun seasons. I am at the point after 35 years of deer hunting that I only take 8 pointers and up from the property. My son and I each take 8-12 pointers each year. If the freezer is low then does are taken as well.30 acres of timber and 10 acres of open draws that are in the tree program and are about 12-15 feet tall now. Land is surrounded by woods and corn/bean fields. I want to put in food plots but its a lot of work for me alone. Grass lane around entire woods with plenty of areas for food plots. If you are a hunter that can fulfill what I have asked then you have a great 40 acres to hunt on, a small heated and a/c cabin to cook meals and a place to sleep. Water has to be brought in.
